a) As part of our application checks, we will carry out a soft credit search to make sure the customer(s) credit history is up to date and in good order.
b) The customer(s) current AIB (NI) mortgage must be up to date, with no missed payments or outstanding arrears.
If the customer’s credit history, mortgage or both aren’t up to date and in good order, an affordability assessment will be required. For more details, please see our Credit Check criteria here Applicant Criteria - AIB (NI) for Intermediaries
Please note, if the mortgage term is being extended, AIB’s maximum age policy rule will apply. Please refer to “age” on the following link Applicant Criteria - AIB (NI) for Intermediaries

Mortgage Charter
We’re pleased to have signed up to the commitments in the Mortgage Charter: www.gov.uk/government/publications/mortgage-charter/mortgage-charter
As part of the Mortgage Charter there are a number of options available to your customer which may make paying for their mortgage easier. Changing to one of these options won’t affect their credit score and they won’t have to complete an affordability assessment.
